Every real estate sale associate in Florida is required to disclose our DUTIES and RELATIONSHIP with every buyer and seller! Here is a short description of the different types of agent relationships:

What is the difference between a Transaction Agent and a Single/or/Buyer’s Agent?

Buyers, make sure you are represented by a Company that allows you to work with a “Buyers Agent”. A Buyers Agent is a single agent relationship who represents you with complete confidentiality and provides specific duties in a real estate transaction when purchasing real property that is not listed by the brokerage firm. Transaction Agents represent the Real Estate Transaction taking place and provide limited consulting and confidentiality. Why, to put is simply, Florida does not allow Realtors to confidentially represent the buyer and the seller in the same transaction!

What is the difference between a Transaction Agent and a Single/Seller’s Agent?

A Sellers Agent works for the seller as a Single Agent relationship with complete confidentiality. If a Buyer wants to buy the listing and uses the Sellers Agent, a transition of duties must occur by Florida Law. The Sellers Agent must let the Seller know he/she will be a Transaction Agent for this sale. This is why, if you want confidential representation as a buyer, use a Buyers Agent. By Florida Law, no Real Estate Sales Associate or Broker can represent both the Seller and the Buyer in a confidential real estate transaction…. therefore a limited representation Transaction Agent is needed. Confusing? You are not alone, call me anytime if you have questions.

Buyers: Always get an inspection.

Even when buying a new or almost new home, any purchase offer you make should be contingent upon your approval of a qualified home inspectors report (no smoke-‘n- mirrors, it should be in the contract).
